Encino is where our day starts, and it is the reason the business works the way it does. Lots here are big enough that a house often has a fireplace in the living room, a second one in the primary suite or den, and a third out by the pool. We list every one of them on the phone, then sweep and inspect each flue during a single visit.

Sherman Oaks houses up in the hills tend to run two flues through one tall masonry stack, and the top of that stack is not something you can judge from the driveway. Down on the flats the second fireplace is usually a factory-built unit from a remodel, with a metal flue and a cap of its own. We treat each as its own chimney and write it up that way.

Each one has its own maker, flue and cap. Our notes list them one by one, which is also the format most association boards want to see before any roof work.
